Radon can be a problem in all types of homes: old, new, drafty, insulated and those with or without basements. New York State law requires homeowners and real estate agents to disclose radon test results or information to potential home buyers. Also, the United States Environmental Protection Agency recommends that you test your home before putting it on the market and, if necessary, reduce the home's radon level.
It is a good idea to test your home before putting it on the market, because a potential buyer may want to see the results before making the real estate transaction. You should test in the lowest lived-in level of the home or a lower level if a buyer could use it for living space without renovations.
There is a chance that a potential buyer will want to see results from previous radon tests, or have the house tested before the contract is signed. Save previous test results and information that you have about mitigation that was done on the house. Having tested and possibly mitigated your home can be a good selling point, especially if you live in one of New York's high risk radon counties. In Central New York, high risk radon counties include Cortland, Chemung, Steuben, Allegany, Tioga, Onondaga, Delaware, Oneida, Broome, Madison, Yates, Schuyler, Herkimer, Lewis, Tompkins and Cayuga.
Also, if your house has a radon reduction system, you should give all of the pertinent information about the system to the buyer.
